• Flexibility of use in a building is becoming an extremely important commodity in the light of the pandemic. Last year we saw the beginnings of a UK trend for student accommodation operators to convert some of their inventory to serviced apartment usage during holiday periods, to revert back in term time when students returned to their studies.
And now they are looking to make the arrangement longer term as take up of university places, particularly from overseas students, is impacted by fears over the virus and travel restrictions. In the latest change-of-use application, operator Collegiate is looking to convert more than a third of the units at its 686-key Eclipse tower in Cardiff to serviced apartment use for a year, from September 1st.
Unusually, this week has also seen an aparthotel operator moving away from the model, and converting its inventory to long-term residential rental units. The company, based in north-west England, says it has seen strong demand for rental apartments, and the flexibility of its inventory is enabling it to make the switch, even if it is bucking the trend towards converting to aparthotels.
