• Among the many challenges the short-term rental industry will confront in 2021, the implementation of stricter regulations is a sizeable obstacle, as demonstrated by the Local Government Committee's backing for proposals to introduce a licensing system and control areas for short-term lets in Scotland.
While some MPs support the plans to "urgently protect housing stock", the move has been met with widespread opposition from organisations including the STAA, the STA and the ASSC, which say the restrictions will have a detrimental impact on Scotland's tourism industry and instead advocate sustainable, proportionate regulations to protect businesses.
Elsewhere, places such as Beijing and Florida have targeted rentals for restrictions where tourists could congregate, with some people claiming hotels have been singled out for preferential treatment. It is a challenge the whole industry must face head-on, to prove that private homes are the safest, cleanest and most affordable accommodation choice and to raise the standards of professionalism that the STAA, ASSC et al are calling for.
• Covid-19 has also accelerated the convergence between the hospitality segments at a rate no-one could have expected, even if the blurring was already occurring prior to the pandemic.
