• With already 95 per cent Design Hotels' shares in its ownership, it’s looking highly likely that Marriott International will acquire full ownership of the 300-plus collection of independent boutique hotels. Marriott has requested that the potential deal is secured within the next three months, with Design Hotels stating that a shareholder approval of a reasonable cash offer is required before a decision is made. 

 

In a similar vein to last week’s newsletter, when I explored the reasons for pivoting from an unbranded to branded property, the move would see the entire portfolio of Design Hotels take greater advantage of Marriott's programmes along with additional member benefits. The size and scope of Marriott as the third-largest chain (by number of hotels) provides ample opportunity for Design Hotels’ privately-owned and operated collection to capitalise on Marriott’s global reach and support. 

 

The size of a brand has not mattered much when assessing the damage wreaked by Covid - both large and small players have been wounded to some extent. But possible mergers could nevertheless act as a fortification against market shocks. Could the current period mark the beginning of a more consolidated hotel landscape? Is safety in numbers the way forward for the lifestyle hotel sector?
